BUILT ON
REAL WORK.
Representative experience of Bondcroft principals, completed across life sciences, multifamily, office, and mission-critical sectors.
Life Sciences
321,000 SF lab building by National Development and Alexandria Real Estate Equities that repositions the former Mount Auburn Club site. The facility includes lab/office space and a 525-car garage connected by a second-story bridge. Demolition began in 2021 and base building was completed in late 2023.
224,000 RSF Class A life science facility in West Cambridge, developed from a vacant 1980s office building directly adjacent to the Alewife MBTA station. The redevelopment added approximately 80,000 SF, replaced all mechanical systems, improved ceiling heights, and delivered a new entry and facade — while retaining the existing footprint to enable a fast-track entitlement strategy that secured all approvals within six months.
500,000 SF life science complex by MITIMCo in Kendall Square comprising two connected buildings: the seven-story South Building (610 Main Street) and the North Building (One Portland Street). The development includes a three-level, 650-space below-grade parking garage and core/shell space. Anchored by Pfizer with additional tenants including CRISPR Therapeutics and LabCentral.
New corporate headquarters and research hub for Moderna. Designed to be the most sustainable laboratory building in Cambridge featuring a geothermal system and triple-glazed windows to eliminate the need for perimeter heat. Building operations support both biology and chemistry research along with a grand atrium to create a light-filled collaboration zone.
243,000 SF research facility for Philips' North American hub. The space, designed by Perkins&Will, includes laboratory space, customer demonstration labs, and office areas.
Multifamily
410-unit mixed-use residential tower in the Tysons urban core with 23,000 SF of resort-style amenities. Includes a state-of-the-art fitness center with yoga studio, outdoor pool deck, and community wellness spaces designed to support premium positioning and lease-up marketing.
468-unit apartment tower spanning 21 stories with ground-floor retail and amenity spaces in Cambridge's premier mixed-use development district. This project involved soil remediation and disposal coordination on a former industrial site requiring close collaboration with ownership and geotechnical engineers to manage contaminated soil excavation, off-site disposal logistics, and regulatory compliance throughout foundation construction.
526-unit apartment campus spanning three new wood-frame podium buildings plus adaptive reuse of a historic 1909 Boston Landmark monastery on a 12-acre hilltop site. Complex site redevelopment required installation of new campus-wide utilities, a 25-foot permanent retaining wall, asbestos remediation, and coordination across more than 20 separate permit approvals including the Boston Park Commission and Boston Fire Department.
Traditional Office
Mixed-use commercial property in the heart of the Ballston corridor. The building accommodates office and ground-floor retail tenants and benefits from direct Metro access, proximity to major arterials, and strong surrounding retail and residential density.
The 10-story facility encompasses office space and includes both a flagship retail location and the Converse Rubber Tracks recording studio. The project involved a full restoration of the historic Hoffman Building at 160 North Washington Street, along with the addition of two new upper floors and a mechanical penthouse. Old brick walls from the original structure were preserved and integrated into a modern, open-plan interior.
Mission Critical
30,000 SF buildout for a large defense contractor in the New England region. The ICD 705 compliant design incorporates acoustic protection, RF shielding, video surveillance, and access control systems to meet the stringent security requirements for classified information processing. Accreditation was achieved within 3 months of construction completion.
Successfully led a project team on an aggressive 60-day due diligence sprint to close on a 200MW speculative site in core Loudoun County (the campus also included a parcel for an on-site 300MW substation). Collaborated with the Seller to increase the approved building height and potentially add a third level, increasing potential RSF by almost 30%. Also secured county site plan approvals and state wetlands approvals.
